This was our second stay in Cliff Court, a return visit as we appreciated its location, peacefulness and facilities previously. The ground floor flat opens directly on to the Greensward and a path down to the promenade, giving the impression of nearness to the beach and sea . The flat was well provided with all that one would need although it took us some time to realise that we were also sharing the flat with Alexa ! For some the flat might be considered distant from the centre of Frinton but that places it closer to Walton with its better value supermarkets of Aldi and M&S. For us, we appreciated the journey into the centre of Frinton as we take our bikes and the ride along the front is a real joy .

Cliff Court was a perfect retreat for my husband and myself. We loved being able to watch the world go by whilst enjoying the position of the property. The kitchen was extremely well equipped. We would love to return!

It’s perfect for our children with a little green out the front, equipped with everything you could need and so close to our favourite part of the beach! Everything we needed for a brilliant holiday, clean, well presented, very well equipped and quiet, even though workmen were renewing the adjacent roof. Sunsets and even thunderstorms out at sea were great to behold. It is located within easy walking distance of both Frinton and Walton, and also makes an ideal location for touring the many locations around and about. This is our second stay at Clifton Court and one must compilment Frinton Holiday Lets for their choice of locations on their books, having stayed in others through them.

The ground floor apartment is in a lovely location fronting on to the Greensward with constant views out to sea. For some, it might be a bit isolated being about 1 mile from shops etc but for us, with our bicycles, this was no problem and also gives equi-distant access to both Frinton and Walton. The apartment is very well kitted out with ample provision of everything needed, especially the kitchen. Note that the large supply of glasses is kept in the dining room. The beds (all single) were very comfortable Good value.

A fabulous place to stay with the grandchildren. Close to the beach and outside space for them to play. The flat was lovely and clean and well equipped, fabulous sea views. I’ve been coming to frinton for many many years and this is the best place we’ve stayed.

Clean, spacious and comfortable flat with excellent amenities. Beds comfortable and kitchen equipment very well stocked. Amazing yo have two toilets! Great position with views of the sea and easy access to beach as well as Walton or Frinton ! Safe quiet footpaths to both .good parking . Everything a family needs !

We stay at Cliff Court every year and love it. It's the perfect place if you just want to unwind and relax. The beach is a stones throw away and it is the most beautiful sandy beach with shallow waters, safe for children. If you hit the right weather, there's no better place. The flat is in between Frinton & Walton so both are within walking distance & both have their own charm. The flat is clean, functional and quiet - we have stayed there both with our small children years ago, and now as an 'older' (!) couple on our own and the flat worked perfectly in both situations.
