A spacious, comfortable and well equipped house for our party. Well located for shops, beach and cricket club but still in a quiet road with all we needed for a weekend gathering of friends. Our fourth stay.

We have stayed at the Small House many times and every year it feels more like home. The house has everything you need to enjoy a wonderful week by the sea with either family or a group of friends. The house is always clean and comfortable. The location is perfect for both the high street and the beach.

We have just got back for a lovely stay at the Small House. We could not fault the house in anyway. Beautiful spacious home with added benefit of table tennis and pool for a fun family evening. We are already looking forward to our visit next year. Thank you!

We had the best time the small house was amazing even though the weather wasn’t. Close to the shops the beach and the tennis club. The house was incredibly well equipped we all slept well and the kids loved the attic room. We will definitely be back soon.

Barbara from 'Frinton Holiday Lets' could not have been more helpful - everything was arranged brilliantly from start to finish - with 4 kids in tow to be looked after like this was a blessing, The Small House is not small - it is very large and is beautiful - it has everything and everything works very well - table tennis, pool & a massive garden with a bbq & two gas canisters ! - everything is prepared to make the stay effortless - we had a great time and it was our home for 2 fabulous weeks - thank you to Barbara & the team at Frinton Holiday lets for making it all possible - we look forward to coming back next year!

This property was perfect for our needs as a mixed group. The kitchen is spacious and well equipped, the whole house was comfortably furnished and the ensuite double bedrooms worked well. The group also made good use of the pool table and table tennis table in the large upper bedroom. The house was only five minutes walk to the beach.

This is a great house for a large family party. It has good sized rooms and the bedroom arrangements are flexible and with enough storage. The large bedroom on the top floor is ideal for older children and the table tennis up there is great for a wet day. The kitchen is well appointed with plenty of fridge room. The conservatory is a good, quiet sitting area for adults, away from children watching TV.
All together it is a house we’re happy to keep returning to.

This is a beautiful house. Very large rooms and wonderful for a family gathering. Excellent facilities - x2 fridges, separate freezer, lovely new gas bbq, lots of bathrooms/toilets. It’s lovely and clean and the beds are comfy. We had a wonderful stay and hope to do so again in the near future.

Im not sure where to start with my review so lets begin with the location ........... Fourth Avenue is a beautiful quiet road, with the station at one end and the sea at other ( Small House is central to both, being 5 mins from each end ) The house itself is so spacious, brilliantly laid out and lovely and light and bright. On a warm day ( if you don't fancy sitting in the garden, you can open the doors from the conservatory and sit in this lovely relaxing room sipping your tea or Pimms :-) The kitchen area is also very spacious ( we were a party of 10 and at no time did we feel cramped, actually in any area of the house ) The bedrooms are all of good size and there are plenty of bathroom options, whist the loft room, with the table tennis table, was a real treat! The lovely fresh towels in the bathrooms were very nice to have, and saved having to pack any ( always a bonus ) Outside, the garden was lovely and secluded with plenty of seating and a bbq which we made good use of! A spacious well laid out house for a large group. Good beds and linen, very well equipped kitchen. Plenty of nice bathrooms. Nice and clean. Lots of great spaces for people to congregate or do their own thing. Quiet location yet minutes from the shops, beach and sports clubs. Nice garden and plenty of parking. It's good there is now WiFi. As to improvements, minor points but some of the furniture is tired and old fashioned (I would have given a higher score for more modern furniture). Letting agent very helpful. It would be good to have some garden seating in the shade to make more use of the garden in hot weather. Highly recommended
